Especially if you're a new client, I find its best for us to sit down (informal or formal) and brainstorm everything that you're interested in purchasing. Once I know exactly what you're looking for, we'll begin to prepare arranging financial necessities for pre-qualification, which will lead us into Step 2.
The pre-qualification process is a necessary step to see what home price range, interest rate, monthly payment and loan options you'll have to purchase a home. This stage can be a ton of paperwork so be ready!!! The important factors that the lender will most likely be requiring, depending on your loan type are:
It's time we get into the exciting part! Based off your qualification criteria, your interests, areas you want to live in, you decide what types of property you would like to search for and were off to look at them! As we progress I'll send you notifications of properties through email/texts and schedule showings for any properties of interest and we'll travel to each and every one of them as well as attend any open houses if necessary.
When you are ready to take action on a property, that you want to purchase, I'll present a written offer to the seller. We have to be prepared for all contingencies in case our offer either comes back from the seller as a counter offer or a rejection. I'll walk you through each situation as it comes and how to handle it. Once your offer is finally accepted, we then move onto securing it!
Now that the seller has accepted your offer, next we'll put down the earnest money deposit, which secures your offer in good faith. Now the home will go through both the appraisal and inspection process. The appraisal is a procedure that makes sure the value of the home matches the offer price.
The inspection reports back a detailed analysis on the condition of all the functionality of the home making sure no serious issues are present.
The final steps towards owning! Closing on a property can take anywhere between 30-45 days depending on the type of loan and other contingencies that may arise during the lending phase. On the final day of closing, we will head to the tittle company to sign all the paperwork for your new home and I will hand over the keys!! Congratulations!!
